NCC to develop new property project in Mölndal
/NCC is now commencing work on the property development project MIMO, encompassing approximately 40,000 square meters of offices, services and retail in Mölndal, due south of Gothenburg, Sweden. One third of the project space is already let to tenants, which include SATS and Mindpark.
“As a major operator in Western Sweden, we are continuing to develop Mölndal, a municipality that can pride itself on its many awards for enterprise and its satisfied residents. Mölndal has excellent transport connections and with this addition of new office space, services and retail, we are increasing the number of workplaces in the city,” says Joachim Holmberg, Head of NCC Property Development.
The properties are centrally located, adjacent to Mölndal travel center and the Mölndals Galleria mall. The entire project has a gross floor area of approximately 40,000 square meters with lettable space of approximately 32,000 square meters. An existing building to be renovated, as well as the new construction of a 17-story building, which will contain both offices and services.
Mölndal will have increased train traffic and a fast connection with Landvetter Airport after the Swedish Transport Administration recently decided that trains will begin to stop in the area.
“MIMO is the final piece of the jigsaw in NCC’s development of Mölndal city center. The excellent transportation links, modern and flexible office space that focuses on the well-being of people as well as a wide range of service offerings will further strengthen the area for companies looking for an attractive location to establish operations,” says Joachim Holmberg.
The leasing rate is more than 30 percent from the outset. MIMO will meet the criteria for NCC MåBraKontor, a concept that centers around the well-being of people and features a particular focus on sound, light and air. Tenants already include SATS and Mindpark, which means MIMO can offer fitness and co-working in an easily accessible location, right next door to the travel center. The building will receive a sustainability certification at the BREEAM Excellent level.
Construction will begin in the autumn and the project is scheduled to be completed in 2024.
The project will be carried out in the NCC Property Development business area and the contract will be conducted by NCC Building Sweden and registered in the order book in the second quarter of 2021.
